This downtown Halifax mixed use development includes 3 levels of commercial space and 16 apartments.  The commercial spaces are designed to be flexible allowing for office, food service or retail tenants.  

M&R Engineering was responsible for mechanical design including HVAC, Plumbing and Fire Protection as well as electrical design including Lighting, Power, Communications and Security and energy modelling for incentives from Efficiency NS. 

Key Facts: 

• Apartments are heated and cooled by mini-split heat pumps.  
• Separate variable refrigerant flow (VRF) heat pump systems provide heating and cooling to each Commercial area.
• A heat recovery ventilator (HRV) provides ventilation to each apartment suite.
• A natural gas-fired emergency generator powers life safety systems.
• Building Information Modelling (BIM) was utilized as a design tool.
• The energy model indicated 39% savings against the energy code (MNECB).
