M&R Engineering was responsible for mechanical and electrical design of these two high end homes. Design including HVAC, Plumbing, Lighting, Power, emergency power and Communications.

Residences are heating and cooled by ground-source heat pump systems.
In-floor heating coupled with heated air supplied at glazing from underground ductwork provides a comfortable environment for occupants even with large glazed areas.
A make-up air ventilation system is interlocked with the high performance range hood ensuring the house does not become depressurized.
Fan-coil units provide zoned heating and cooling and ECM motors allow for low noise levels.
Circulation pumps are variable speed with ECM motors to reduce pumping energy which can be substantial in ground-source heat pump systems.
Each home has high performance Passive House rated HRVs recovering over 90% of heat from exhaust air.
Each home has a DDC control system allowing remote monitoring of HVAC systems when owners are away.
Propane gas-fired emergency generators coupled to underground propane tanks can power the homes in the event of a power outage for several days.
