Queens Marque is a multi-use building with office, residential, and restaurant & retail occupancies. Queens Marque is also home to a new luxury hotel the Muir.
M&R Engineering was responsible for the mechanical design including HVAC, Plumbing, and Fire Protection as well as electrical design including Lighting, Power, and Communications.
Queens Marque`s highly efficient building systems have it at the forefront of energy efficient design. M&R Engineering performed energy modeling which indicates that the building surpasses the 2015 National Energy Code by 43.8%, saving a total of 2.74 million kWh of electricity per year. This has allowed Queens Marque to qualify for one of the highest incentive ever offered by Efficiency One of over $450,000.
Key facts:
Water Source Heat Pump Plant provides space heating, cooling, and domestic hot water preheat. The plant is piped to allow full heat recovery.
A condensing natural gas boiler plant provides supplemental and backup heating.
Sea water provides heat source and sink while providing free cooling for a significant portion of the cooling season.
Chilled beam terminal units provide highly efficient air conditioning and ventilation in the office tower while four pipe fan coils serve apartments and the hotel.
High efficiency heat recovery outdoor air units provide ventilation air to the building and recover energy via heat wheels.
All pumps and air handling units are equipped with variable speed drives to allow for optimal soft start and load matching.
High Efficiency windows reduce solar load and heat loss with an average U-value of 0.272 Btu/hr*ft2*OF
Occupancy & day lighting sensors minimize lighting energy use.
