This project involved restoring the exterior of the four existing Heritage buildings on site and creating a modern economically sustainable development in our city's core.

M&R Engineering was responsible for base building electrical design, tenant fit-up mechanical design including HVAC, Plumbing and Fire Protection as well as tenant fit-up electrical design including Lighting, Power, Communications and Security.

Key Facts: 

  • Seawater from Halifax Harbour is used to provide approximately 90% of the cooling for the building.
  • High efficiency Gas Boilers.
  • Variable Speed drives are installed on circulation pumps and fans to save electricity and provide greater control.
  • One compartmental VAV air handling unit per floor
  • Occupancy sensors are installed to reduce lighting power when rooms are unoccupied. 
  • Daylight sensors are used to control perimeter lighting; lights dim when there is sufficient daylight available. 
  • Low flow plumbing fixtures save water and energy used to heat domestic water.
  • Energy modeling indicated energy cost savings of 57% compared to the energy code (1997 MNECB).
