This project involved restoring the exterior of the four existing Heritage buildings on site and creating a modern economically sustainable development in our city's core.
M&R Engineering was responsible for base building electrical design, tenant fit-up mechanical design including HVAC, Plumbing and Fire Protection as well as tenant fit-up electrical design including Lighting, Power, Communications and Security.
Key Facts:
- Seawater from Halifax Harbour is used to provide approximately 90% of the cooling for the building.
- High efficiency Gas Boilers.
- Variable Speed drives are installed on circulation pumps and fans to save electricity and provide greater control.
- One compartmental VAV air handling unit per floor
- Occupancy sensors are installed to reduce lighting power when rooms are unoccupied.
- Daylight sensors are used to control perimeter lighting; lights dim when there is sufficient daylight available.
- Low flow plumbing fixtures save water and energy used to heat domestic water.
- Energy modeling indicated energy cost savings of 57% compared to the energy code (1997 MNECB).
